The Green Mountains of Vermont have long been a favorite vacation home for families from all over the world. We've been privileged to host thousands of families on the property that was, and still is, our own family's American homestead. Over the years, we've made many lasting friendships with guests of our Lodge, some of whom have expressed a desire to build their own homes on land in our little corner of paradise.
Owner Login 3D Virtual TourOne reason the air smells so clean and fresh in your Villa is our smoke-free policy. For the benefit of everyone, smoking is not permitted in any of our public areas or Guest Houses. Smoking on Villa balconies and patios is not allowed. If you must smoke, we ask you do so a minimum of 20 feet from any building as a courtesy to all guests and dispose of butts in an appropriate container. Evidence of violation of our smoke-free policy will result in a $300 charge.
Villa occupancy may not exceed a maximum of 8 people, including all children. Extra guests may be accommodated in the Main Lodge if available, charged at the daily rate.
In consideration of all guests, pets are not permitted in the Villas. Evidence of violation of our pet-free policy will result in a charge of $300 per day in addition to extra cleaning and damage fees.
For the safety of all guests, stairways, porches and parking areas of the buildings are not to be obstructed. Please do not place anything on the staircase landings, or through any window of the Villas. Bicycles, scooters, strollers, or similar vehicles shall not be left in the shared outdoor space of Villas.
Fireplace flues need to be OPEN before starting a fire. If you have questions please call the Reception Desk at extension 5742.
We ask all guests and occupants to refrain from creating any loud noises in the Villas which may disturb other guests or occupants. Playing of musical instruments, loud music, radios or televisions is prohibited between the hours of 11 PM and 8 AM.
Please do not relocate any of the furniture or fixtures in the Villas.
Key cards to units will be given to the Lessee by the Reception Desk at the commencement of each unit week.
Weekly stays do not include daily housekeeping service. One complimentary mid-week cleaning is included in weekly stays.
Please place garbage and recycling in containers provided in your garage. Be sure to lock the lids to prevent animal activity in trash bins.
Employees of the Trapp Family Lodge are not allowed to leave the Property on any private business for a Villa occupant or guest.
Please do not park in such a manner as to impede or prevent ready access to any entrance of the building.
In the event there are different parties in the two-bedroom portion of the Villa and the lock-off, the occupants of the two-bedroom portion have the rights to the garage parking space.
In an emergency, any agent of the Trapp Family Lodge may enter any unit, at any reasonable hour, after giving ample notice to the Lessee, for the purpose of inspecting, repairing, or otherwise maintaining the unit.
Rules and Regulations as to the use of tennis courts, pools, Fitness Center and other such recreational facilities shall be posted. Villa guests and occupants shall observe all rules and regulations. These House Rules may be added to, amended or repealed at any time by the Trapp Family Lodge. or repealed at any time by the Trapp Family Lodge.
Fractional Ownership Properties, in some cases known as Private Residence Clubs, are exclusive properties typically located in world-renown resort destinations. Many are currently in western ski areas such as Aspen and Jackson Hole, and other locations such as Cabo san Lucas and the Caribbean. Fractional sizes vary, but ownerships of 1/9th to 1/13th seem to be most common.
Our program offers 1/12th and 1/24th ownership options. Simply stated, fractional ownership fills the gap in the market between whole ownership and timesharing. It appeals to people who want a luxurious second home but can't justify the high cost of ownership and maintenance for something they will only be able to use a few weeks of the year. Fractional ownership allows for more services and amenities than whole ownership, while ensuring that your property is professionally maintained and ready for your arrival.
Fractional ownership/private residence clubs differ from timesharing in several ways. The accommodations are typically larger and more luxurious than timeshares and offer a higher level of personal services, exclusivity, and sophistication. In addition, they are located on some of the most desirable real estate in the world.
Perhaps the biggest misconception is that owners will be "locked" into set times for their vacations. Actually, a great advantage over typical second-home ownership is the flexibility to exchange, rent, swap, or lend ownership. The “lock-out” feature of our Villas even allows owners the potential of choosing two options of use at the same time. Our exchange affiliation allows owners to trade into similar resorts in other parts of the world. While our use plan allows for owners to guarantee the time they want during the peak seasons, it also provides time that can be used on a request basis, and even allows partial-week use.
Owners have unlimited use of "Space Available" stays. "Space Available" stays may be reserved during the weeks that are not owned, when not required for maintenance. In addition, owners can make their unused time available to other owners for use as "Space Available" vacations.
